The same tenant, four times
One tenant was in the property software, a leasing spreadsheet, someone's phone contacts and an email thread. Each copy had a different phone number.
EPG Connect OS is the operating system for property management companies. Your team manages owners, tenants, properties, leases, leads, tasks and staff in one place, with each department working in its own space. When you're ready, add modules for phones, an AI receptionist, CRM, AI maintenance and HR.
Renee Alvarez called about the dishwasher at 14 Bank St, 2F. Call note saved to her record.
Work order 1182 closed after the vendor's invoice arrived. Closed automatically.
Move-out report for 88 Ocean Ave filed to the unit. From Zinspector email.
Renewal checklist started for 210 Thames St, 1R. Assigned to you.
Leases live in one system, leads in another, work orders in a third, and the answers your team needs are in someone's inbox. We ran our own office that way and kept losing time in the gaps between tools.
One tenant was in the property software, a leasing spreadsheet, someone's phone contacts and an email thread. Each copy had a different phone number.
The vendor finished the job and sent the invoice. The work order stayed open for three weeks because nobody connected the two.
How to handle a lease break, which vendor covers which town, what to tell an owner about a late payment. When that person was out, the office waited.
Connect OS is where your company's work happens. Each person signs in to their department's workspace: leasing sees leasing, maintenance sees maintenance, and HR stays private.
Every owner, tenant, property and lead has one record. Calls, texts, work orders, leases and notes all attach to that record, so anyone who opens it sees the full history.
Connect OS is what you buy first. Every module plugs into it and uses the same records, the same sign-in and the same department access. You never set anything up twice.
Residential, short-term rentals, HOA, brokerage, business development, maintenance and HR each get their own space. Staff see their department's records and work. Managers see across the teams they run.
Owners, tenants, applicants, vendors, guests and homeowners each have a single record, linked to their properties, leases and conversations.
Connect OS syncs with Rentvine and Guesty, so properties, units, leases, listings and reservations are up to date without anyone retyping them.
Assign work, set due dates and follow the same steps every time for move-ins, renewals and turnovers. The work doesn't depend on someone remembering.
Staff ask questions in plain language and get answers from your own records and procedures, without hunting through folders.
Policies, how-tos and checklists in one searchable place. New staff find the answer instead of waiting for the one person who knows.
Assignments, @mentions and alerts show up in Connect OS, by email, or in Microsoft Teams, wherever your team already looks.
Inspection reports from Zinspector and expense notices from Ramp arrive by email and are filed to the right property automatically.
Every change to a contact, consent, lead, call or message is logged with who made it and when, including changes made by automations.
| Contact | Type | Property | Open WOs | Text consent |
|---|---|---|---|---|
| Renee Alvarez | Tenant | 14 Bank St · 2F | 1 | Granted |
| Thomas Okafor | Owner | 3 properties | 0 | Granted |
| Kim & Dev Patel | Applicant | 88 Ocean Ave | – | Not asked |
| Harbor View HOA | Association | 42 units | 3 | Revoked |
Each module runs inside Connect OS. It uses the same records, sign-in and department access, so a call, a lead or a work order lands on the right record from the start.
The core: department workspaces, records, property data, tasks, AI assistant, knowledge base, alerts and audit log.
A business phone system for the whole team: a direct line for everyone, team queues, voicemail you can read, and an iPhone app.
Answers your main number day and night, in English or Spanish, and sends each caller to the right team.
A pipeline for winning new owners: every lead, call and follow-up in one place, with lead history brought over from LeadSimple.
AI-first work orders. Residents report a problem, the AI works out how urgent it is, and the job goes to the right tech or vendor.
Employee records and time off, kept private from everyone except the people you choose.
A shared texting inbox for each team, with consent tracking and quiet hours built in.
More modules and smaller add-ons are on the way. See what's live, what's being built and what's planned.
Every person gets a direct number that rings their computer and their phone at the same time. Calls to a team, like Maintenance or Leasing, ring the people on that team who are working right now, in the order you choose, until someone answers.
Everyone can see who's available, who's on a call and who's off for the day. Every call is logged on the caller's record in Connect OS.
AI ReceptionistThanks for calling. This is the AI receptionist, an automated assistant. How can I help?
CallerThere's water coming through the bathroom ceiling and it's spreading.
AI ReceptionistThat's an emergency. I'm connecting you with our maintenance team now. Please stay on the line.
A phone in the browser and an iPhone app with the normal iPhone call screen. Both ring, and whichever answers first takes the call.
Calls can also ring a work cell. The person presses 1 to accept, so the cell's own voicemail never picks up a resident's call by mistake.
Every message is typed out and shows up in the app with who called and which line they called.
Put a caller on hold with music, transfer to a person or a whole team, or park the call and pick it up on another device.
The AI Receptionist answers your main line at any hour. It tells callers up front that it's an automated assistant. It only shares information your company has approved, like office hours, how to pay rent and what counts as an emergency. For anything else, it connects the caller to a person or takes a message.
When it passes a call to your team, it says who's calling and why. Your staff hear "Renee Alvarez, water leak at 14 Bank Street," not just a phone number.
Your team writes the facts it can share, in plain sentences. If something isn't on that list, the AI doesn't make it up.
Spreading leaks, no heat in cold weather, no water, sewer backups, a door that won't lock. For fire, smoke, gas or injury, it tells the caller to hang up and call 911.
Callers press 2 to continue in Spanish. The call note records the language.
It won't discuss rent balances, late fees or payment plans. Those always go to a person.
Connect CRM is where your business development team works. Every prospective owner has a record with their properties, calls, emails and next step. Leads that come in by phone, website or referral all land in the same pipeline.
Bring your history with you. Past leads and calls from LeadSimple import with their dates, so nothing starts from zero.
Phone calls, web forms, BiggerPockets and referrals all arrive in the same place, tagged with where they came from.
When the team is out, the AI Receptionist takes the owner's name, property and number and creates a callback task.
Lead and call history from LeadSimple comes over with its original dates and sources.
An AI assistant inside the CRM that answers prospective owners' first questions and books a call with your team.
Residents report a problem by phone, text or the resident portal. Connect AI Maintenance asks the right follow-up questions, decides how urgent it is, and creates the work order with photos and details already attached.
Urgent jobs go straight to whoever is on call. Routine jobs go to the right tech or vendor. When the vendor's invoice arrives, the work order closes on its own.
However a resident reports it, the request becomes one work order on the unit's record.
The AI uses your company's own emergency list to decide what can't wait until morning.
On-call staff for emergencies; the right tech or vendor for everything else, based on the property and the trade.
Work orders close automatically when the vendor's invoice comes in. This part is already live in Connect OS.
Connect HR keeps employee records and time off inside Connect OS, without opening them to the rest of the office. Being an admin doesn't give someone access to HR. Access is given person by person.
Because HR shares the same staff list as the rest of Connect OS, time off can feed straight into who's working and who should be called.
| Employee | Department | Dates | Status |
|---|---|---|---|
| Luis Moreno | Maintenance | Oct 14–15 | Approved |
| Priya Kaul | Owner services | Oct 17 | Requested |
| Dana Reyes | Leasing | Oct 20–24 | Approved |
Roles, departments and start dates in one place for each person.
Staff request time off; managers approve it; everyone sees who's out.
Only people you name can open HR records. Admin rights alone don't include it.
New-hire steps, from accounts to training, created and tracked automatically.
Texts to any business number go to a shared inbox for that team. Anyone on the team can read and reply, and can claim a conversation so two people don't answer at once.
Connect Texting keeps track of who has agreed to receive texts. A reply of STOP, REVOKE or OPT OUT takes effect the moment it arrives. Outgoing texts wait until morning during quiet hours.
If nobody can answer, the caller gets a short text right away and can reply in writing.
From 9 PM to 8 AM, outgoing texts wait. A manager can override with a reason, and the reason is saved.
A typical weekday at a mid-sized office. Your hours, departments and teams are your own.
Each person opens Connect OS to their department's home page: today's tasks, leases ending soon, open work orders and new leads.
Each team gets one email with last night's voicemails, typed out, and who still needs a call back.
Leases ending soon show on the department's home page, each with its renewal checklist and who owns it.
The AI Receptionist takes their name and property and puts them through to business development. The lead is already in Connect CRM.
The move-out report arrives from Zinspector by email and is attached to the unit's record.
The plumber's invoice arrives and the work order closes. The tenant's record shows the whole job, start to finish.
Outgoing texts wait until 8 AM. Calls still go to whoever is on call tonight.
A guest reports a spreading leak. The AI Receptionist flags it, rings the on-call tech and then the maintenance lead, and posts an alert in Microsoft Teams.
Some of these are in daily use now. Others are being built or are planned for 2027. Each one is marked so you know which is which.
One email per team each weekday at 8 AM with every new voicemail, typed out and linked to the caller.
Set your holidays once. On those days, callers hear your closed message and emergencies still get through.
Emergencies, missed team calls and new voicemails post to the right Teams channel and @mention whoever is on call.
A short written summary of every recorded call: who called, what they needed and what was promised.
Calls are recorded only after every caller hears the notice, which suits states like Connecticut where everyone on the call must be told.
A Monday email listing calls the AI flagged for a second look: upset callers, unanswered questions and promised call-backs.
When anyone dials 911 from the office phone system, the office is alerted and the call is logged.
After sign-in, the phone app shows your company's logo and colours. No separate app needed.
Incoming calls show the caller's property, unit and open work orders. Click any phone number in Connect OS to call it.
The same calls, texts and alerts as the iPhone app, for teams on Android.
Yealink desk phones on the same lines and teams, for front desks that want a handset.
Portuguese and Haitian Creole for the AI Receptionist and for text replies.
Send a job to a vendor by text, get their arrival time back, and keep the resident updated automatically.
Prospective tenants book a showing by text. Times come from each agent's schedule, and reminders go out on their own.
A note to each owner every month: calls about their property, work orders opened and closed, and how fast they were handled.
Photos, notes and voice memos from move-in and move-out inspections, saved to the unit from your phone.
New-hire steps, from accounts to training, created and tracked for each new team member.
Build a management proposal from the CRM with the property's rent estimate and your fee schedule filled in.
Property managers handle tenant data, owner money and emergency calls. We build the rules into the product so your team doesn't have to remember them.
Records, calls and conversations belong to a department. People see the departments they're part of, and nothing else.
HR records are their own access level, granted person by person. Being an admin doesn't include it.
Changes to contacts, consents, leads, calls and messages are logged with who made them and when.
Staff can sign in with an 8-digit code sent to their work email. There's no public sign-up; people join only when you add them.
911 calls from the office send the office's registered address. Away from the office, the app tells the person to dial 911 from their own cell so responders get the right location.
Every text is recorded, so STOP always works. Consent history is kept in full and never edited after the fact.
The Connect Phone app is one app in the App Store. After someone signs in, it switches to their company's logo and colours, and remembers them next time. Update your logo or colours and your staff see the change the next time they open the app. Try it with these sample companies.
Connect OS goes in first. Modules follow, one at a time, each tested with real work before the next one starts. This is the order that worked in our own office.
We set up Connect OS with your departments and staff. Each person signs in once with a code sent to their work email.
Connect OS · week 1Connect OS links to Rentvine or Guesty, and your owners, tenants, properties and leases come in automatically.
Connect OS · week 1Your checklists and how-tos go into Connect OS, so the AI assistant and new staff can use them.
Connect OS · week 2Your phone numbers move over from your current provider, and your business is registered with carriers for texting.
Modules · weeks 2–4You approve what the AI Receptionist can say and your emergency list. It answers a test line first.
Modules · week 3Past leads import into Connect CRM. Work orders and HR records move over as each module is turned on.
Modules · when you're readyEvery plan starts with Connect OS. Plans are priced per staff member. Phone numbers and phone usage are billed at cost. Pricing will be published with the 2027 release.

We didn't set out to build software. We set out to run a better property management company.
EPG Connect is built by Experience Property Group, a property management company in New London, Connecticut. We manage long-term rentals, short-term rentals and homeowner associations, and handle brokerage, for owners across southeastern Connecticut.
In 2026 we looked at how our team spent its day. Most of it went to switching between systems that didn't talk to each other. So we built our own operating system, EPG Connect OS, and ran the office on it. Then we added the modules we needed most: a phone system, an AI receptionist, a CRM, HR and AI maintenance.
Every feature on this page started as a problem in our own office, and each one was tested on real work before anyone depended on it. That's still the rule.
In 2027 we'll open EPG Connect to other property management companies who want the same thing: one system for the whole office, fewer things falling through the cracks, and faster answers for owners and residents.
Your team should open one place to do their job, not six.
Our AI says it's an AI. This page says what's built and what isn't.
A feature isn't done until it has worked for our own team on a real day.
We write for the leasing agent and the maintenance tech. If it needs a manual, we rebuild it.
Sign in with your work email. One account works in both apps.
EPG Connect OS. It's the core of the platform and every module runs inside it. Most companies start with Connect OS, then add Connect Phone and the AI Receptionist.
Yes. Modules can be added at any time. Because they share Connect OS's records and access, there's nothing to re-enter when you turn one on.
Not yet. EPG Connect is running in our own office while we finish what's on this page. We're opening it to other property management companies in 2027.
No. Connect OS works with Rentvine and Guesty today, with more on the way. Your accounting and owner statements stay where they are.
Only people in your company, and within your company only the departments a record belongs to. HR records are separate and granted person by person.
Yes. With Connect Phone, your numbers move over from your current provider. While that happens, a temporary number lets your team test with real calls.
Never. It says it's an automated assistant in its first sentence, only shares what you've approved, and passes the caller to a person whenever it can't help.
Yes. Callers who press 2 continue in Spanish. More languages are planned for 2027.
Connect OS and the Connect Phone web app work in any modern browser. The iPhone app is live; the Android app is in development.
Until then, we're running our own office on it every day. When it's ready for yours, you'll hear about it here first.
